Owned by Matt Borkowski, Vanrock Holdings began it's land investments without capital.  At the time Matt had only one plan to take principal ownership: That was to find a property priced so low that he could put it under contact, with himself as the buyer. Meanwhile, during his escrow period for the purchase, he increased the price of the property such that he knew he could still sell it to an investor, and he set a closing day on the same closing day of his purchase. On that day, instead of using his own money to close, he used the investor's money. This is known as a double escrow. He did this on his next three land purchases. These purchases gave him the seed money to continue on and eventually form Vanrock Holdings, LLC. Today, barring the need to double escrow, Vanrock Holdings does business exactly as Matt's original land transactions.
